Common Defects in Pre-Purchase Building Inspections

Regularly, I am asked at Pro-Vision Property Inspections, what are the top 3 issues found while undertaking a building and pest inspection.
1. Inadequate Ventilation
Ensuring proper ventilation prevents issues like wood rot and toxic mold. Thorough assessments of under-house ventilation and overall airflow within the structure are conducted during inspections.
Enhancing ventilation can be achieved by ensuring the functionality of stormwater pipes, downpipes, and drains while minimising vegetation, planter boxes, and stored items against external walls. In cases of excessively wet subfloors, the installation of drainage or subfloor fans may be necessary.
2. Roofing Concerns
Even well-constructed roofs in the Australian climate may deteriorate over time. Problems such as rusting on metal sheets, valleys, guttering, cracked tiles, and fretting on the underside of tiles can impact a property's sale.
Regular roof monitoring for defects and implementing a maintenance program can prevent potentially costly issues during the sale process.
3. Bathroom Silicone Issues or Cracked Tiles
Common bathroom issues include silicone deterioration and mold accumulation. If left unattended, these problems can lead to internal leaks.
Cracked tiles, a prevalent issue, are considered a significant defect, allowing moisture to breach the waterproofing membrane. In the event of membrane failure, moisture may infiltrate the subfloor, resulting in a substantial and time-consuming project for the property owner or the new buyer.
Addressing these concerns promptly is crucial to maintaining the property's value and integrity.
